We charge in two parts: a design fee and a build fee. You'll know the numbers before we begin. No hourly billing. No surprise invoices. No hidden markups on materials, labor, or furniture.

Phase One — Design

The full plan, designed and rendered before anything is built.

$2,500 – $24,000+

flat design fee, scoped to your project

The fee is a flat amount, scoped to your project. A single-room refresh starts at $2,500; a whole-home design starts at $24,000. Most kitchen, bath, or single-space remodels land somewhere in the middle. We'll quote your exact fee on our first call.

of construction cost

Construction costs pass through to you at cost — no markups on materials, labor, or vendor work. You see every line item before you commit. The 20% covers the project-management work it takes to deliver the design.

Why do you show your prices when most designers don't?

Because hiding them helps no one. Transparent pricing means you can decide what's right for you — without an awkward sales call first.

How is my design fee calculated?

It's a flat amount scoped to your project, based on the size and complexity of what you're doing. A single-room refresh is a different project than a full kitchen remodel, which is a different project than a whole home. We'll quote your exact fee on our first call, and you'll know it before we begin.

How does the build pricing work?

You pay the real cost of construction, line-by-line, with no markups on materials, labor, or vendor work. We add a transparent 20% project-management fee on top — that's how we get paid for the work it takes to deliver the design. You'll see every line item before you commit.

Can I hire you for just one phase?

Absolutely. Take just Phase One and build it yourself (or with your own builder), or bring us a design you already love for Phase Two. Mix and match however you need.

Do you mark up furniture or pass on trade discounts?

We don't mark up furniture. Trade discounts pass directly to you. The only thing we charge for is the design and the management of it — not the things you're buying.
