Honest Answers.
Everything you might want to know about working with a full-service interior design and renovation management studio in Denver. Don’t see your question? Just ask.
The Basics
What is full-service interior design?
Full-service interior design means the designer handles your project from the very first idea all the way to the final styled room, rather than handing you a plan and wishing you luck. It typically includes the concept and overall direction, space planning and layout, every finish and material selection, custom drawings and 3D renderings, the ordering and procurement, and the on-site coordination to bring it all to life.
In our world, we take “full-service” a step further than most. For us it also includes renovation management, actually running the build and coordinating every trade and timeline, and it includes the furnishing and styling at the end. So instead of juggling a designer, a contractor, and a furniture plan on your own, you have one team accountable for the entire home, from the first sketch to the last cushion.
The short version: full-service means you make the decisions and we carry the load. You get a home that’s cohesive, beautifully executed, and truly finished, without living inside the logistics of it.
What is renovation management, and how is it different from a general contractor?
Renovation management, sometimes called project management or owner’s representation, is the layer of a project that keeps a construction job on schedule, on budget, and true to the design. It’s the person in your corner who coordinates the trades, reviews the bids and change orders, catches problems before they cost you, makes the hundreds of small design decisions that come up mid-build, and keeps everyone communicating.
Here’s the key distinction: a renovation manager is not the general contractor. The contractor swings the hammers; the manager protects your interests and your vision while they do. When we manage a renovation, our only job is to make sure your home gets built exactly as designed and that your money is spent well, whether the construction is handled by our trusted trades or by your own contractor.
If you’ve ever heard a renovation horror story, it almost always comes down to a missing layer of management. That layer is us.
What’s the difference between design-only and full-service?
Design-only means we create the plan, the concept, drawings, and a complete set of selections, and then hand it off for you to execute with your own contractor or shop yourself. It’s perfect if you love managing a build, or already have someone who does, and just need the vision and the details nailed down.
Full-service means we don’t hand it off. We take that same design and see it all the way through, managing the renovation and styling the finished space, so you never have to become the middle-person between a designer and a contractor. Many clients start with design-only and upgrade to full-service once they realize how much they’d rather hand us the whole thing. There’s no wrong choice, just the one that fits how involved you want to be.
Working Together
What does The Curated Room actually do?
We’re a full-service interior design and renovation management studio in Denver, which is really just a longer way of saying we handle the whole thing. We design your space, we manage the renovation from the first sketch to the final coat of paint, and we style it down to the last cushion and stack of books.
Most people are used to hiring those as three separate headaches: a designer who hands off a mood board, a contractor who has never spoken to that designer, and then figuring out the furniture alone at the end. We put all of it under one roof, so there is one team accountable from the day you inquire to the day you move back in. You get a home that’s beautiful and buildable, without becoming the project manager yourself.
Do you build the renovation, or manage it?
We manage it, and this is an important distinction we like to be clear about: we are your designers and your project managers, not your general contractor. The construction itself is performed by a professional contractor, either one of our trusted partners or your own, while we run the schedule, coordinate every trade, make the design calls in real time, and protect your vision at every step.
Why work this way? Because it gives you the best of both worlds. You get thoughtful, hands-on design and a team that lives in the details of your project daily, without the markups, the pressure, or the tunnel vision that can come from a firm whose main business is pouring concrete. Our only job on site is to make sure your home gets built exactly the way it was designed, and that your budget is protected while it happens.
Can you work with my own contractor?
Absolutely, and a lot of our clients come to us for exactly this reason. If you already have a builder you know and trust, we’ll design your project and project-manage the renovation right alongside them, translating the design, catching issues before they turn into change orders, and keeping everyone rowing in the same direction.
And if you don’t have a contractor, no problem, we’ll bring in our own vetted, trusted trades. Either way, the design is the same, the management is the same, and the level of care is the same. You are never forced into a crew you didn’t choose just to work with us.
Do you offer design only?
Yes. Not every project needs a full renovation, and not everyone wants us running their job site, and that is completely fine. If you just want the design, we’ll deliver the full creative package: concept, space planning, drawings, and a complete set of selections, ready for you to build with your own contractor or shop yourself.
Plenty of clients start here, with a design-only engagement, and then decide they’d rather hand us the management and the styling too once they see the plan come together. You can always add those pieces later. We meet you where your project is.
Do you handle furniture and styling too?
We do, and it might be our favorite part. Sourcing, procurement, and the final styling are where a freshly renovated space stops feeling like a construction project and starts feeling like your home. We’ll plan the layout room by room, source the furniture, lighting, rugs, art, and textiles (including the occasional vintage or secondhand find), manage all of the ordering and delivery, and then style everything on install day.
You don’t have to have renovated with us to get this, either. If your home is already built and simply feels unfinished or a little flat, we can come in purely to furnish and style it.
What types of projects do you take on?
A wide range, from “help me make this one room feel finished” to “take our house down to the studs.” The projects we take on most often are whole-home renovations, kitchen and bathroom remodels, basement finishes (family rooms, gyms, playrooms, and guest suites), additions and pop-tops, single-room designs, and furnishing and styling packages.
If you’re not sure whether your project is a fit, the easiest thing is to just ask. We’ll tell you honestly whether we’re the right studio for it, and if we’re not, we can usually point you toward someone who is.
Investment
How much does it cost to work with an interior designer in Denver?
Honestly? Probably a little different than you’re expecting, and we’d rather explain it than hide it. The investment to work with us depends on the scope of your project and which parts you’d like us to handle, whether that’s the design, the renovation management, the furnishing, or all three together.
Our design fees start at $3,000 for a single room and scale with the size and complexity of the home. That fee covers the creative work: the concepts, the drawings, the selections, and the coordination that keeps everything on track. Construction, furnishings, and our management fee are separate line items, so you always see exactly where your money is going.
The most important part: we never ask you to commit to a number in the dark. At your consultation we’ll talk through honest ranges for a project like yours, and once the scope is designed, we build a real, all-in budget together. The final number is one you helped create, not one we spring on you at the end.
How do you charge?
Simply, and out in the open. There are three parts to what you’ll pay, and we will never hide any of them from you.
First, a design fee, a flat fee for the creative work, set by the size and complexity of your project and agreed on before we start. Second, a management fee, a transparent percentage for running the renovation, every trade and every timeline, so our incentive is always to protect your budget rather than pad it. Third, the trades and materials themselves.
Here is the part that surprises people, and the part we’re proudest of: we bill trades and materials at cost. No markups, no hidden margin on your tile or your cabinets, no mystery. You see every single line, every invoice, exactly what we paid. Most studios quietly mark those purchases up. We don’t, because transparency is the entire point of how we work.
What should I budget for a full renovation?
This is the honest answer nobody loves but everyone appreciates: it truly depends on your home. A full renovation’s total comes down to scope, square footage, and the level of finish you’re after. Marble and custom millwork simply cost more than porcelain and stock cabinetry, and there’s no way around that.
Rather than anchor you to a single number that might not fit your home, we’d rather build a real one with you. Before we design a thing, we sit down and set an all-in budget together, allocating dollars across construction, furnishings, fees, and a healthy contingency. That way you’re designing to a number you set, and the final total is something you helped shape, never a surprise.
What’s included in the design fee?
The design fee covers all of the creative and coordination work that turns your ideas into a buildable plan. That includes the initial concept and direction, full space planning, construction and elevation drawings, every finish and material selection (cabinetry, stone, tile, plumbing, lighting, hardware, and paint), 3D renderings so you can see it before it’s built, and the ongoing coordination that keeps the whole project moving.
What it does not include are the things that are genuinely separate: the construction itself, the furnishings, and our management fee. We keep those as their own clear line items, so you always know exactly what you’re paying for the design versus what you’re investing in the build.
Do you have a project minimum?
For full-service renovation projects, there’s a natural point where a full design-plus-management engagement makes sense for both of us, and where we can do our best work for you. The easiest way to know whether your project is there is simply to reach out, and we’ll be honest with you about fit.
For smaller engagements, the entry point is much lower. Design-only projects and single rooms begin at a $3,000 design fee, so if a full renovation isn’t where you are right now, there’s still a way to work together.
When do I get a real quote?
You’ll get honest ranges early and firm numbers at the right time, and we’ll always tell you which is which. At your very first consultation, we’ll give you real ballpark ranges for a project like yours, so you’re never sitting in the dark wondering if you’re even in the right neighborhood.
A firm, line-by-line number comes a little later, after the scope is actually designed and priced by the trades. That’s not us stalling, it’s the only honest way to quote a home. Anyone who hands you an exact price for a full renovation before it’s designed is guessing. The upside of our approach is that we design to your budget the entire way through, so by the time the real number lands, there are no surprises hiding in it.
Our Process
What’s your process from start to finish?
Our process has four phases, and it’s built to feel organized and calm rather than chaotic, because a renovation is stressful enough without wondering what happens next.
Consult. We meet, walk your space, and talk honestly about your goals, your scope, and your budget, before anything gets designed. Design. We develop the concept, the drawings, and every selection, and we design to the budget we set together, not to a wishlist that blows past it. Manage. We project-manage the renovation, coordinating every trade and every timeline, and solving problems before they ever reach you. Style. We bring in the furniture, art, and finishing touches that make the house unmistakably yours.
The thread running through all four is that we set the budget with you up front and design toward it. That’s what keeps the whole thing feeling intentional instead of runaway.
What happens after I inquire?
First, you’ll hear back from an actual human, not an auto-responder that vanishes. Within two business days of your inquiry, we’ll reach out to set up a discovery call.
On that call, we’ll learn about your home, what isn’t working, what you’re dreaming about, and your rough timeline and budget, and then we’ll recommend the way of working together that actually fits, whether that’s full-service, design plus your own contractor, or a smaller design-only engagement. There’s no pressure and no obligation. It’s genuinely just a conversation to see if we’re the right fit for each other.
How long does a project take?
It depends on the scope, but most full-service projects run four to twelve months from the start of design to the day you move back in. A single-room design moves faster; a studs-out whole-home renovation takes longer, especially once you factor in permitting and the lead times on custom pieces, which are often the sneaky long pole in any schedule.
We’ll give you a realistic timeline before construction starts, not a fantasy one to win the job, and then we keep you updated every week so you always know exactly where things stand.
Do I need to have my budget figured out first?
Not at all, and if you’re feeling unsure about numbers, you’re in very good company. Figuring out a realistic budget is one of the first things we do together, and it’s a big part of what the consultation is for.
We’ll talk openly about what projects like yours actually cost, help you land on a number that fits both your goals and your comfort level, and then, crucially, design to that number instead of pretending it doesn’t exist. You don’t need to walk in with a spreadsheet. You just need a sense of the home you want.
How involved do I need to be?
As involved as you want to be, and no more. Some of our clients love being in the weeds on every decision, and we happily bring them along for all of it. Others want to weigh in on the big moments, the layout, the palette, the key pieces, and then trust us to handle the thousand small decisions in between.
Both are completely normal, and both get a beautiful result. What we promise either way is that you won’t be the one chasing a backordered tile at 9pm or refereeing between trades. Carrying that weight is our job. Yours is to enjoy watching your home come together.
Logistics
What areas of Denver do you serve?
We’re a Denver-based studio and we work throughout the Denver metro area. That includes the neighborhoods we know and love best: Wash Park, Hilltop, Cherry Creek, Berkeley, the Highlands and LoHi, Sloan’s Lake, Congress Park, Park Hill, Platt Park, Bonnie Brae, Belcaro, Crestmoor, Cory-Merrill, Observatory Park, Cherry Creek North, and the surrounding areas.
We also regularly take on projects in the nearby suburbs, including Cherry Hills Village, Greenwood Village, Littleton, Englewood, Lakewood, Wheat Ridge, and Golden. If your home is a little further out, don’t count yourself out, just ask. For the right project we’re happy to travel, and we’ll be upfront about any travel considerations from the very start.
Do you work with vetted, insured trades?
Yes, always. Every trade we bring onto a project, framers, electricians, plumbers, tile setters, painters, and the rest, is vetted and insured, and the construction is run by professionals we trust.
We’ve spent years building relationships with trades we rely on, and we coordinate all of them so you don’t have to source, vet, or chase a single one. If you’re bringing your own contractor, we’re glad to work with them too, we simply confirm the same standards, so your home and your investment are properly protected.
Do you design in 3D?
We do, and it’s one of the most reassuring parts of the whole process. Before a single wall moves, we design your space in 3D so you can walk your finished home, virtually, and actually see how the light falls, how the millwork reads, and how it all comes together.
It’s not just a pretty picture. Designing in 3D first is how we catch problems on paper, where fixing them is free, instead of on site, where fixing them is expensive. By the time construction starts, you’ve already seen where you’re going, so there’s far less second-guessing and far fewer surprises.
What if I don’t love a selection?
It’s rare, honestly, and that’s by design. Long before anything gets ordered, we invest real time in understanding your taste, how you live, and what you’re drawn to, and you approve the design before a single purchase is made. That upfront work is what prevents the “this isn’t what I pictured” moment.
But we’re human and taste evolves, so if something isn’t landing, we’ll rework it. Revisions are a normal part of the process, and if a product turns out to be unavailable or backordered, we’ll source you an equally beautiful alternative. You’re never stuck with a choice you don’t love.
Why Us
What makes you different from other Denver designers?
Two things, really. The first is radical transparency. We bill trades and materials at cost with no markups, we show you every line of every budget, and we design to your number instead of quietly designing around it. In an industry where hidden margins are the norm, that honesty is genuinely unusual, and it’s the whole foundation of how we work.
The second is that we’re one accountable team for design, renovation management, and styling. You’re never stuck refereeing between a designer and a contractor who’ve never met, never wondering whose fault a mistake is, never falling through the cracks between two companies. From the first sketch to the last cushion, it’s us, start to finish. Beautiful design and a hands-on team, with nothing to hide.
Why hire a designer instead of doing it myself?
Because the mistakes are the expensive part, not the design. Many of our clients come to us after trying to steer a renovation themselves and feeling overwhelmed, over budget, or underwhelmed by the result. The wrong sofa, the wall that should have moved, the finish that looks dated in two years, those cost far more, in money and in regret, than good design ever does.
What we bring is trade-only resources you can’t access on your own, a trained eye for layout, scale, and materials, the efficiency of people who make these decisions every day, and a plan that keeps every dollar intentional. You could absolutely do it yourself. But most people only renovate a home once or twice in a lifetime, and it’s worth having someone in your corner who does it constantly.
